Thousands of Homes Sold

Most Homeowners Know Their Home Needs Work

But many don't want to spend thousands of dollars before selling.

  • "I don't have the cash."
  • "I don't want to use savings."
  • "I don't know which improvements are worth doing."
  • "I want to understand the costs before committing."

That's exactly why we created Fix Now, Pay Later.

The Process

How It Works

01

Meet with our team.

We'll review your property and compare the estimated costs and buyer appeal of possible improvements with selling in its current condition.

02

Determine eligibility.

Review property eligibility, an approved budget, all costs and repayment obligations in writing before deciding whether the program is a fit.

03

Complete the improvements.

Only authorize approved work under the written agreement. Confirm vendors, materials, scheduling and how any budget changes will be approved.

04

List and sell your home.

Approved costs are repaid according to the written agreement. Review what happens if closing is delayed, the home does not sell or your plans change.

Understand the agreement before work starts.

Compare approved improvement costs with estimated net proceeds from selling in the home's current condition. Ask for property eligibility, the itemized work budget, any fees, vendor approvals and repayment obligations in writing. Confirm how cost changes are approved and what you owe if the sale is delayed, does not close or you decide not to sell.

Do not assume a credit exemption, no new financing agreement or a fixed preparation timeline. Only authorize work after the applicable approvals and written agreement are in place.

An unsold home after an out-of-state move

After relocating out of state, Chris and Deanna's Maryland home remained unsold for months with another agent. The Fine Living Group used Fix Now Pay Later to prepare the home, marketed it, generated multiple offers, negotiated for the sellers and closed the sale.
